The price on these sold Lake Oswego waterfront homes range from $400,000 (a fluke) to $3,475,000 with a median sold price of $1,435,000 and an median days on market of 189 days. The average dollar per square foot for these Lake Oswego lakefront homes and canal front homes that have sold is $442 with a median sales price to list price percentage of 96.73%.

The Skylands neighborhood is located in Southeast Lake Oswego and is very beautiful.
Away from the active LO city center and restaurant scene around Millenium Plaza, this area tends to be more private. Not in the sense that you’re not invited in but the community is elevated and has views of Mt Hood out one direction and royal sunsets in the other. Skylands homes for sale tend to be larger and on large lots and are coveted.
Skylands is relatively small with about 425 residents and common for lot sizes are about an acre plus. Many of the properties are anchored with large homes and driveways are gated. Not all, just more then other parts of Lake Oswego. It is important to note that there’s not an issue with crime here, but it’s more of a statement that these are estates and larger homes in Skylands tend to include this feature.
Schools in Lake Oswego are fabulous and of course they are good here as well. Reputable sources rate the quality of education as high. Glenmorrie Park is close by and stretches out to Oregon’s Willamette River. Located at Brookhurst Drive off Highway 43 is 2.3 acres of park and open to the public…very fun to explore.
The beautifully handcrafted Stone Villa on Lakeview Blvd finally sells – a long time one of my personal favorite Lake Oswego waterfront homes for sale, 3232 Lakeview Blvd has closed in escrow! The most recent market listing began in April of 2011 at a price of $4,450,000 before being reduced to $3,400,000 in February of 2012 and then $2,900,000 in March of 2012 and then to 2,590,000 in February of 2013. That was the last list price before it sold this last week. The purchase price that was settled on is a considerably good price even just form an investment point of view. All About The Oswego Lake Country Club (OLCC) in Lake Oswego, Oregon
If you are interested in Lake Oswego real estate, then you are usually interested in golfing, schools, boating, or all three. The Country Club is a huge asset to the community and the desirability of living here. Tucked in around the towering evergreen trees and off Country Club Road in the North Shore – Country Club District is The Oswego Lake Country Club.
Since 1924 the Oak trees, Douglas Fir and Maple trees have provided golfers with paradise for golfers on the par 71 course. Skill and golf pride is truly felt in the fairways at OLCC. The Audubon Society recognized this club with the award for responsible stewardship. There are real grass practice grounds at the driving range with target greens. The practice bunkers and the short-game practice area is all professional. U.S. Amateur Champion Chandler Egan designed the original golf course and there’s no doubt he put a tremendous amount of thought into creating OLCC. Mr. Egan also played a vital part in reworking the links at Pebble Beach back in 1922 and most of us know PB is on most golfers short list to play one day.
Oswego Lake Club membership is an important part of maintaining the quality of play at OLCC. Golf course maintenance is not inexpensive. A large staff is paramount in assisting that everything come together. Please contact the club office for more details on membership but here’s a brief outline. The social membership allows members to use club dining facilities, swimming pool, snack bars and participate in club functions. This level of membership allows use of the driving range and practice facilities and social status invites you to compete in in two-ball events. Proprietary membership opens up members to full club access! The course and range are available to use and there are voting privileges on initiatives that are raised by the club board and its committees. All facilities, events and amenities including junior programs are open to OLCC members at the proprietary level.
OLCC prints a member news magazine called TEE TALK. It highlights events on the club calendar and is a showcase for Men’s and Woman’s Club Champion and Senior Champions with pictures of winners. The magazine also features letters from the club president and reports from the greens department. Here, Golf Course Superintendent Bob Senseman can share his experience on water drainage issues, course sand and divot action and seeding the grass. Another important aspect of fairway playability is the schedule for verifying the course and closures while the grounds settle back down. To many folks this is to much talk about dirt and grass and to the golfers following closely it makes a lot of sense and we take pride in the conditions of the club. Monthly dues are important as well as the costs for capital improvement. Over the years alterations have been made to Oswego Lake Country Club. The course changed in dramatic ways in the 1950’s when the layout was updated. New tees are added in 1993 and fairways were improved to allow better drainage. Greens were enhanced and remain fast and near highest standards in the sport. What a great place to play where you live.
The CC motto is Live Where You Play and for 90 years members have called the OLCC an extension of their own homes. Oswego Lake Waterfront Property update: Lake Oswego Real Estate activity is increasing as the winter freeze wears off and buyers look around at 2014 market conditions. We certainly had more snow here at the lake then last year and the most snowfall over Christmas in a decade. Lake Oswego Lakefront property is almost always the most desirable, unless one is afraid of water or increased taxes, and the sale prices certainly reflect the appeal of living on or near Oswego Lake.
4153 Westbay Road SOLD for $1,240,000 just $109,000 less then asking.
112 Northshore Circle SOLD for $1,475,000 only $75,000 below original list price!
1100 Northshore Road SOLD for $2,550,000 just $100,000 less then asking.
All of these Lake Oswego waterfront properties are wonderful and certainly a sound investment. The median Sold price is $1,475,000…not too shabby. This works out to be an average price per square foot to be $430. The homes are predicted to appreciate at around 4.8% annually and that’s relatively conservative. The numbers look good! There are 21 active Lake Oswego waterfront listings currently on the multiple listing service and 9 Lake Oswego waterfront properties for sale are pending.

Size of the waterfront homes currently listed FOR SALE is luxurious and large. Most have relaxing outdoor living spaces that make great use of patio space. Some Lake Oswego homes have outdoor fire pits. Why end the evening with smoars when you can start with pizza. Many landscapes have fireplaces with BBQ’s built into them. I would certainly work in an outdoor pizza oven. Homeowners can get plenty of exercise at the house with the average square footage of these fancy homes a spacious 4,856 feet.

First Addition Homes SOLD in last 30 days – just one in the RMLS. In the last 30 days, we have had one large First Addition home for sale close in escrow. 425 G Ave was listed for $1,400,000 and sold for full price on 2/5/2014 after being on the market for 91 days. It is a Lake Oswego new construction home and has 3890 square feet, four bedrooms, and 2 baths. Obviously, the location of this First Addition home is a huge selling point. Proximity to all Downtown LO city amenities is always in demand.
There are 3 First Addition homes for sale that are currently pending in escrow as well as the one which has closed. These range in list price from $889,000 to $1,250,000 with a median list price of $969,000. They range in days on market from 0 to 189 days.
So, what is for sale in Lake Oswego’s First Addition neighborhood? There are 6 active First Addition listings in the RMLS currently – single family and labeled First Addition. These First Addition homes for sale range in list price from $665,000 to $1,050,000 with a median list price of $996,750. The average dollar per square foot is $253. These have been on the market for a median days on market of 59 days with a range of 7 days to 208 days. Y0u may or may not be keeping up with all the goings on regarding access to Oswego Lake. Oswego Lake is a private lake. This is an important piece of knowledge if you plan on relocating to Lake Oswego with the intention of enjoying the lake itself. Only shareholders and easement members have access to the lake. If you have questions about this or where you should look for a home with access, please let us know. Even if you don’t decide to purchase one of the Lake Oswego waterfront homes for sale, there are easements associated with some of the Lake Oswego neighborhoods. Not all neighborhoods have easements and some neighborhoods have multiple easements. There are some details that are important to know about.
Lake Oswego Corporation released this statement to the press yesterday morning:
” We are pleased with the court’s decision. The court decided that the claims had no merit and neither our city nor State can be compelled to provide public access to Oswego Lake. The lawsuit did nothing to change the City’s regulations for the safe use of its parks, or the restrictions on access to and the private status of Lakewood Bay and Oswego Lake. We hope this decision will end the needless litigation and allow our City to devote its resources to priorities other than defending itself in court. The Lake Oswego Corporation remains committed to supporting the court’s decision. “
Lakewood is one of our favorite neighborhoods in Lake Oswego, Oregon.
It is a lovely waterfront neighborhood that basically surrounds Lakewood Bay. Lakewood Bay is the smaller Bay adjacent to Downtown Lake Oswego and the neighborhood of Lakewood hugs its shores. There is a canal to the main lake from Lakewood Bay which is quite charming to go through by boat. The majority of the neighborhood is a peninsula and the homes are character of the streets is just charming. South of Lakewood is the Eastern portion of Oswego Lake where the Lake Corp is situated.
While looking for Lakewood homes for sale, you will find many gorgeous view homes, Lake Oswego luxury homes, and Lake Oswego waterfront homes in addition to non-waterfront homes. This is because the neighborhood is comprised of much waterfront and within Lakewood is Half Moon Bay (part of “The Peninsula”) and parts of the North Shore. Each of these individual sections of Lakewood offer unique characteristics. You get South facing, North facing, West facing, and East facing waterfront homes in this neighborhood. Lakewood waterfront homes come are located in three separate sections of Oswego Lake, too! Where else can you find so much variety in one neighborhood?

Lakewood Real Estate Market Update:
Homes in this Lake Oswego neighborhood are coveted and as a result there have not been a lot of Lakewood homes for sale for the past 12 months. In looking through the RMLS, for residential detached homes marked in the Lakewood neighborhood, there have been even less, but drawing a precise shape around the official neighborhood boundaries, there are additional properties to include in our market numbers. Lakewood waterfront homes and homes in the peninsula portion of the neighborhood are highly sought after, but all homes in this neighborhood tend to be desirable.
There are only three single family Lakewood homes for sale currently. These are located on Middlecrest Rd, Ridgeway Rd, and Lakeshore Rd, and range in list price from $629,900 to $2,295,000. The average dollar per square foot on these is $482. The median days on market is 144 days and the median price is $895,000.
In the last 12 months, 11 Lakewood homes have sold – again single family homes. No condos in these numbers. These Lakewood homes have a median list price of $625,000 and a median sold price of $580,000. The average dollar per square foot based on their final sales prices was $313 and there was a median days on market of 85 days.

This Lake oswego neighborhood is a haven of Lake Oswego luxury homes and spectacular Lake Oswego waterfront homes and is basically a peninsula surrounded by canals and the lake on three sides. As a result, you can find beautiful lakefront estates as well as some more affordable waterfront property on the canals. Blue Heron is located on the South side of the lake and in the Lakeridge High School Boundaries.
If you are interested in Blue Heron Homes for sale and you are interested in taking advantage of living in a lakefront neighborhood, then it is important to talk about easements. The map to the right is from the Lake Corp which is great place to investigate if you are interested in living on or near the lake or if you are interested in using Oswego Lake at all. Oswego Lake is a private lake. Only shareholders who live either on the lake in waterfront homes or live in homes within the easement boundaries are entitled to enjoy the lake. This particular map shows the four different easements to Oswego Lake in the area and shows which homes in the neighborhood are eligible to join which easement(s).

Lake Oswego Neighborhood Highlight: Bergis Farm Estates
Bergis Farm Estates is a Lake Oswego luxury development on Bergis Farm Drive just off of SW Cornell Street at SW Bergis Road. There are fifteen well appointed homes in the Bergis Farm neighborhood.
These Lake Oswego homes were built in the late 1990s and into the early 2000s with a high attention to detail and finishes. Open floorplans and large spaces are a couple of the attributes of Bergis Farm homes. The neighborhood is currently literally surrounded for the most part by farms and is an excellent choice for buyers looking for a combination of peace and tranquility, close in West Linn, Portland, & Lake Oswego amenities, plus the coveted LO schools. This neighbohrood offers an easy commute, but is in a beautiful country setting, and many of the homes in Bergis Farm Estates offer territorial views.
This neighborhood is coveted. Currently only one home on Bergis Farm Dr. has been on the market recently and it is Pending in escrow. The list price on it is $1,280,000. This is up significantly as the market has recovered over the last year or so. Over the last 24 months, there have been three Bergis Farm Estates homes sold.
17426 Bergis Farm Dr was listed for $894,500 and sold on 3/9/2012 for a final sold price of $825,000. It is a 4 bedroom, 3 bath, 4444 square foot home built in 2001.
17411 Bergis Farm Dr was listed for $882,500 and sold on 6/29/2012 for a final price of $840,000 after being on the market for only 13 days. It is a 4 bedroom, 3 bath, 4282 square foot home built in 2000.
17384 Bergis Farm Dr was listed for $995,000 and sold on 10/26/2012 for full price after 57 days on market. This Bergis Farm home is a 5 bedroom, 4 bath, 5081 square feet home built in 2005 with super high end finishes and fixtures including Dacor, Subzero, and Miele appliances, plus territorial views.
The overall numbers on Bergis Farm Estates including the pending home on the market now are as follows: The median days on market for selling your Bergis Farm Estates home in Lake Oswego is 115 days. The average dollar per square foot for listing prices in the neighborhood is $224 and the average dollar per square foot for sold prices over the last two years is $194. The home that is currently pending is listed for $298 a square foot. Prices have increased over the last two years, but I imagine that the currently pending home in the neighborhood won’t get full price.
