It has been an active Lake Oswego waterfront homes market so far this summer.

Just in the last 30 days for Oswego Lake waterfront properties (not Willamette River waterfront homes in Lake Oswego), there have been 6 lakefront homes sold in escrow through the MLS.

The price on these sold Lake Oswego waterfront homes range from $400,000 (a fluke) to $3,475,000 with a median sold price of $1,435,000 and an median days on market of 189 days.  The average dollar per square foot for these Lake Oswego lakefront homes and canal front homes that have sold is $442 with a median sales price to list price percentage of 96.73%.

Lake Oswego’s Skylands Neighborhood

The Skylands neighborhood is located in Southeast Lake Oswego and is very beautiful.

Away from the active LO city center and restaurant scene around Millenium Plaza, this area tends to be more private. Not in the sense that you’re not invited in but the community is elevated and has views of Mt Hood out one direction and royal sunsets in the other.  Skylands homes for sale tend to be larger and on large lots and are coveted.

Skylands is relatively small with about 425 residents and common for lot sizes are about an acre plus. Many of the properties are anchored with large homes and driveways are gated. Not all, just more then other parts of Lake Oswego. It is important to note that there’s not an issue with crime here, but it’s more of a statement that these are estates and larger homes in Skylands tend to include this feature.

Schools in Lake Oswego are fabulous and of course they are good here as well.  Reputable sources rate the quality of education as high. Glenmorrie Park is close by and stretches out to Oregon’s Willamette River. Located at Brookhurst Drive off Highway 43 is 2.3 acres of park and open to the public…very fun to explore.

Details of the market time of this home:

3232 Lakeview Blvd closed in escrow on 5/29/2014 for $2,250,000 after 1113 days on market recently.  It was originally listed on 6/23/2008 by a different brokerage for $6,300,000 for 361 days.  The most recent market listing began in April of 2011 at a price of $4,450,000 before being reduced to $3,400,000 in February of 2012 and then $2,900,000 in March of 2012 and then to 2,590,000 in February of 2013.  That was the last list price before it sold this last week.  The purchase price that was settled on is a considerably good price even just form an investment point of view.   There is a one time $5000  payment for the Oswego Lake waterfront share that the house is deeded with.  The annual taxes on this home is currently at $56,687.37 according to the listing.

Lake Oswego’s Village On The Lake:  Yesterday speaking with a Lake Oswego neighbor, I got asked the question: “How’s the market?”.  The short answer is GOOD. Multiple offers and high demand for well priced Lake Oswego homes creates a great environment for sellers thinking about moving. village on the lake homes

Village on the Lake is a micro neighborhood on the North Shore with less than 100 homes, but pretty much the perfect set of amenities for many buyers. Good schools, great houses, beautiful streets, and one of the nicest easements on Oswego Lake – complete with bathrooms, BBQs, Boat slips, canoe /kayak /SUP racks, swimming areas, and in a great section of the main lake.  Village on the Lake homes have been selling in the $700,000 to $1.5 Million dollar and up range depending on size of home, water view, location of home in neighborhood, etc.  Most Village on the Lake homes are now selling in the $900,000 and up range, so look to this neighborhood to be a good investment.

15519 Village Dr. $690,500 This VOTL Lake home came on and off the market so fast you may have not seen it!  It is  a 3 bedroom 2274 square foot home built in 1989.

Oswego Lake Waterfront Property update: Lake Oswego Real Estate activity is increasing as the winter freeze wears off and buyers look around at 2014 market conditions. We certainly had more snow here at the lake then last year and the most snowfall over Christmas in a decade. Lake Oswego Lakefront property is almost always the most desirable, unless one is afraid of water or increased taxes, and the sale prices certainly reflect the appeal of living on or near Oswego Lake.

Here are details on Lake Oswego waterfront HOMES SOLD in the last  month (last 30 days).

4153 Westbay Road SOLD for $1,240,000 just $109,000 less then asking.

112 Northshore Circle SOLD for $1,475,000 only $75,000 below original list price!

1100 Northshore Road SOLD for $2,550,000 just $100,000 less then asking.

All of these Lake Oswego waterfront properties are wonderful and certainly a sound investment. The median Sold price is $1,475,000…not too shabby. This works out to be an average price per square foot to be $430. The homes are predicted to appreciate at around 4.8% annually and that’s relatively conservative. The numbers look good! There are 21 active Lake Oswego waterfront listings currently on the multiple listing service and 9 Lake Oswego waterfront properties for sale are pending.

This data is compiled from the RMLS and includes only Lake Oswego waterfront homes that are lakefront. 

Size of the waterfront homes currently listed FOR SALE is luxurious and large. Most have relaxing outdoor living spaces that make great use of patio space. Some Lake Oswego homes have outdoor fire pits. Why end the evening with smoars when you can start with pizza. Many landscapes have fireplaces with BBQ’s built into them. I would certainly work in an outdoor pizza oven. Homeowners can get plenty of exercise at the house with the average square footage of these fancy homes a spacious 4,856 feet.

Lakewood Neighborhood In LO Real Estate Market Update

Lakwood waterfront homesLakewood is one of our favorite neighborhoods in Lake Oswego, Oregon.

It is a lovely waterfront neighborhood that basically surrounds Lakewood Bay.   Lakewood Bay is the smaller Bay adjacent to Downtown Lake Oswego and the neighborhood of Lakewood hugs its shores.  There is a canal to the main lake from Lakewood Bay which is quite charming to go through by boat.  The majority of the neighborhood is a peninsula and the homes are character of the streets is just charming. South of Lakewood is the Eastern portion of Oswego Lake where the Lake Corp is situated.

While looking for Lakewood homes for sale, you will find many gorgeous view homes, Lake Oswego luxury homes, and Lake Oswego waterfront homes in addition to non-waterfront homes.  This is because the neighborhood is comprised of much waterfront and within Lakewood is Half Moon Bay (part of “The Peninsula”) and parts of the North Shore. Each of these individual sections of Lakewood offer unique characteristics.  You get South facing, North facing, West facing, and East facing waterfront homes in this neighborhood.  Lakewood waterfront homes come are located in three separate sections of Oswego Lake, too!    Where else can you find so much variety in one neighborhood?

Homes in this Lake Oswego neighborhood are coveted and as a result there have not been a lot of Lakewood homes for sale for the past 12 months. In looking through the RMLS, for residential detached homes marked in the Lakewood neighborhood, there have been even less, but drawing a precise shape around the official neighborhood boundaries, there are additional properties to include in our market numbers.  Lakewood waterfront homes and homes in the peninsula portion of the neighborhood are highly sought after, but all homes in this neighborhood tend to be desirable.

There are only three single family Lakewood homes for sale currently.  These are located on Middlecrest Rd, Ridgeway Rd, and Lakeshore Rd, and range in list price from $629,900 to $2,295,000.  The average dollar per square foot on these is $482.  The median days on market is 144 days and the median price is $895,000.

In the last 12 months, 11 Lakewood homes have sold – again single family homes.  No condos in these numbers. These Lakewood homes have a median list price of $625,000 and a median sold price of $580,000.  The average dollar per square foot based on their final sales prices was $313 and there was a median days on market of 85 days.

Lake Oswego Waterfront Real Estate Market: It’s A Buyer’s Market, But Sellers Still Have A Say

In the last month, there has been enough action in Lake Oswego’s waterfront real estate market to note that sellers of Oswego Lake waterfront properties do indeed have a say, but not enough to rule out a buyer’s market.  In either case, whether you are a buyer or a seller, there are different aspects of the market that should be taken into account.Lake Oswego waterfront homes

What’s for sale on Oswego Lake right now?

Currently, there are 27 Active Lake Oswego waterfront homes for sale on the market in the MLS. These homes range in price from $479,000 to $7,900,000 with a relatively affordable median list price of $1,495,000.  The average dollar per square foot on these is $515 and the median days on market is 102 days with a range of 8 days to 398 days.

What has sold on Oswego lake in the last 30 days – pending Oswego lake waterfront homes sales that have not closed in escrow yet:

There are five Lake Oswego lakefront homes that are pending in escrow right now.  These range in price from $1,349,000 to $1,839,000 with a median list price of $1,579,900.  The median days on market for these 47 days and the average dollar per square foot for these is $401/foot.

Sold Lake Oswego Real estate numbers on the lake:  

One Lake Oswego waterfront home that was listed in the MLS and is on the lake has closed in escrow. You can see full details here: lo waterfront sold detail 11032013, but basically it was an Oswego Lake waterfront home located at 2240 Summit Court.  It was listed for $2,595,000 and on the market for 93 days.  It has a final sales price of $2,375,000 which at 5036 square feet  is $472/square foot.

There are some good choices for waterfront homes on Oswego Lake right now, and of these there is a good range of price and style.  You can find homes on both Lakers and Pacers side of the lake and also in a wide variety of waterfront types such as main lake, bay, and canals.  Just last week a beautiful home I have been photographing for months came on the market. After last week’s football game between Lake Oswego High School and their rival on the other side of the lake Lakeridge High School, you may be changing your mind as the Lakers lost, but many people do in fact still want to make sure that they live on one side of the lake or the other because of their preference in schools, specifically the two rival high schools.  Although, both schools are stellar and LOHS has been consistently ranked as GOLD in US News, Lakeridge was not ranked academically as high as usual recently, unfortunately (and unfairly as we see it).

There are 25 active Lake Oswego waterfront homes for sale currently in the RMLS.  As always, if you know of a FSBO Lake Oswego waterfront home that should be included in this mix, please let me know. The homes currently listed on the shores of Oswego Lake have been on the market anywhere from 1 day to 374 days with an average days on market of 96 days and a median days on market of 87 days.  They range in price from $479,000 to $7,900,000 with a median list price of $1,495,000 and an average dollar per square foot of $537.  A quick note that in walking along Lakeview, I did see a sign go up so there should be another Lakeview waterfront home going up soon, too. There are 5 Lake Oswego waterfront homes that are pending currently in the RMLS. They range in list price from $1,400,000 to $2,595,000 with a median list price of $1,795,000 and an average dollar per square foot of $427.

Looking back over the last month, there have been no Lake Oswego waterfront homes that have sold and closed in escrow.

The overall dollar per square foot for all 30 of these Lake Oswego waterfront properties is $516 with an overall median days on market of 93 days.

There are many different options for both choices. For Oswego Lake waterfront homes you can look at both the South and the North shore. There are also many canals and bays off of the main lake. There are two high schools in Lake Oswego so if a particular one is important to you than it is important to know where the Lake Oswego high school boundaries are.

Having an easement to Oswego Lake is a more affordable way to have good access to the lake. There are many different Lake Oswego neighborhood easements to choose to be a member of so again look at boundaries and also look at the individual easements themselves. They all differ from each other so choose a home in a neighborhood with an easement that suits you. Keep in mind they have limited boat slips and have different ways if allocating those to easement members so you may not get a slip right away or even soon.

Summer is winding down in Lake Oswego as much as we hate to look around and admit.  The leaves have been starting to blow a bit more and I have even seen them in the street… There are 39 active Lake Oswego waterfront homes for sale currently in the RMLS.  If you know of a FSBO Lake Oswego waterfront home that should be included in this mix, please let me know. The homes and condos currently listed on the shores of both Oswego Lake and the Willamette River have been on the market anywhere from 1 day to 351 days with an average days on market of 97 days and a median days on market of 76 days.  They range in price from $479,000 to $7,900,000 with a median list price of $1,495,000 and an average dollar per square foot of $464.

There are 6 Lake Oswego waterfront homes that are pending currently in the RMLS. They range in list price form $379,000 to $2,595,000 with a median list price of $1,597,500 and an average dollar per square foot of $376.

Looking back over the last month only for Lake Oswego waterfront homes that have sold and closed in escrow, there have been 4 of them ranging in sale price from $915,000 to $1,268,000 with a median sales price of $1,062,500 and a median list price of $1,400,000.  The average dollar per square foot on the list price for these sold homes is $296.

Here are the details of the sold properties:

5320 Childs Road in Lake Oswego is technically in Rivergrove and is a 5 bedroom 3 bath which was listed for $949,950 and sold for $915,000 on 8/27/2013.

12700 Fielding Road in Dunthorpe is a 3 bedroom 3 bath 3025 square feet home on the Willammette River.  It was listed for $997,500 and sold on 8/23/2013 for $950,000.

17485 Cardinal Drive in LO sold on 9/4/2013 for $1,175,000.  It was listed for $1,195,000 and located in Blue Heron Villas.  It has 4 bedrooms, 3 baths and is 3307 square feet.

17809 Kelok Road in LO sold recently as well.  5 bedroom and 3 bath with 3700 square feet.  It is located in the Lake Haven neighborhood and is on one of the canals on Oswego Lake. It was listed for $1,249,000 and sold for $1,268,000 on 8/21/2013.

The overall dollar per square foot for all 49 of these Lake Oswego waterfront properties is $296 with an overall median days on market of 77 days.

It’s the last day of June 2013 – hard to believe it!  There has been a swarm of Village on the Lake real estate activity recently!  Some has been off market and some on market by Realtors in the MLS.  This information is on both.

Active Village On The Lake Homes For Sale:  Currently there are two homes for sale in the Village On The Lake Neighborhood in Lake Oswego, Oregon. One of them located on Village Drive has a sign up, but is not listed in the MLS as of yet, however in speaking with the agent it is just under $900,000. Now that the tenants have moved out, I believe it may be going on the public MLS.   The other one of the Village On The Lake Homes for sale  is a two bedroom on View Lake Court that has been listed for about a month with an asking price of $1,295,000.  Both of these homes have great views of Oswego Lake and the neighborhood as a whole has one of the best Oswego Lake easements and marinas on the lake.

village on the lake living in lake oswego orPending Village On The Lake Homes For Sale:  There is one home in the Village on the Lake community that is pending in escrow at the moment.  After just 12 days on the market this Village Drive home went pending on 6/19/2013.  It is rather large at 5247 square feet with 4 bedrooms and a nice view of Oswego Lake.  The asking price on this one was $1,295,000.

Closed Homes In Village On The Lake – Last six months:  There are three official closed sales in the neighborhood ranging from $625,000 to $812,500 and an off market one that our own brokerage Cooper Jacobs Real Estate also closed on Friday for $775,000.

Here’s the candid scoop and details on those homes that sold in Village On The Lake in the last 6 months: 

1579 Bay View Lane:  4 bedrooms, 4685 square feet finally sold on 5/29/2013 after 133 days on market for $625,000 by a different listing broker after being originally listed by Mary Stewart of Home Trust Real Estate back in December of 2012 for $735,000.  This home has good views of Lily Bay and large square footage.  the floorplan is quite different for the majority of the neighborhood and is an upside down one with many of the bedrooms/living space downstairs.

15536 Village Drive:  5 bedrooms PLUS bonus space with a total square footage of 3874, this home’s final sales price was $775,000  sold by Cooper Jacobs Real Estate just this week on 6/28/2013.

1670 Village Park Ln:  closed on 5/15/2013 after being on the market for 44 days.  It had a list price of $749,500 and a final sales price of $715,000. This home is a 4 bedroom with 3466 square feet and on a great street in the neighborhood.

1667 Village Park Lane:  another great house on Village Park Lane, this 5 bedroom 5027 square foot home had previously been an auction home and sold back in September of 2012 for $525,000.  It was purchased and remodeled and put back on the market and originally listed at $975,000 on March 4th of 2012.  The sellers dropped the price down to $849,000 before it sold and a final sales price on 6/20/2013 was $812,500.  Village On The Lake Marina Easement

Lake Oswego Weather Cool Down, But Some Great Homes For Sale

Lake Oswego really has cooled down this week, but real estate is still popping up. The sunny days are gone for just a bit, but its good for keeping things green and cleaning the pollen out of the air!

There are some amazing homes for sale in Lake Oswego. Let us know what you are looking for.  The “sale pending” strips keep going up and with school winding down, there is sure to be a surge of new home buyers competing for what is on the market.

If you are new to Lake Oswego, then there are some basics you will need to know about.  It is helpful, for example, if you are here for the schools to know which schools serve which parts of Lake Oswego.  Another super big tip if you intend on using Oswego Lake at all is to know that it is a private lake.  The lake is not open to the public, but access is given to the shareholders who either own Lake Oswego waterfront property or shareholders who are part of an easement in a surrounding neighborhood.  If taking advantage of all that Oswego Lake has to offer is an important criteria for you then you need to be well aware of what your rights are to the lake and how they differ with each specific property.

There are a couple exceptions which open up the private lake to more than waterfront and easement holder property owners. These include the Lake Grove Swim Park for anyone who lives within its specified boundaries and there is also the Lake Oswego Swim Park on the other side of the lake.  Here is what the city says about the Lake Oswego Swim Park on their site:

LAKE OSWEGO SWIM PARK is a public facility featuring a wading pool, intermediate section and lap pool under the supervision of certified lifeguards. The park is open to residents only at no charge. Children under the age of 10 must be accompanied by an individual 16 years or older. The “buddy system” will be enforced. No one will be allowed to swim alone. Groups of more than 12 should phone ahead by calling 503-636-6780. Park closure is considered whenever the air temperature drops below 65 degrees. A sign will be posted at the park. Information also available by calling Parks & Recreation at 503-675-2549. ***Residents Only. July 2 – August 31, 12-6 pm (7 days a week)
