I wanted to take a break and dive back into the First Addition Real Estate market now that 2014 is off to a good start. First Addition is one of the oldest neighborhoods in Lake Oswego, and it is filled with character!

First Addition Homes SOLD in last 30 days – just one in the RMLS. In the last 30 days, we have had one large First Addition home for sale close in escrow.   425 G Ave was listed for $1,400,000 and sold for full price on 2/5/2014 after being on the market for 91 days.  It is a Lake Oswego new construction home and has 3890 square Lake Oswego Snow 2014feet, four bedrooms, and 2 baths.  Obviously, the location of this First Addition home is a huge selling point. Proximity to all Downtown LO city amenities is always in demand.

There are 3 First Addition homes for sale that are currently pending in escrow as well as the one which has closed.  These range in list price from $889,000 to $1,250,000 with a median list price of $969,000.  They range in days on market from 0 to 189 days.

So, what is for sale in Lake Oswego’s First Addition neighborhood? Home Swapping:   Of particular interest and note to me is the fascinating idea of home swapping by Sara Tetreault.  At first, I was thinking it was a new way to buy a house, but it is actually a quite brilliant way to go on vacation.  According to the write up on Ms. Tetreault, she has complated 10 home exchanges in 9 years! That is crafty!  She is speaking at the library about home swapping basics and providing information about using home swapping as a way of travel.

 Gideon Freudmann:  Wednesday, November 13 at 1:00 p.m.
Gideon Freudmann, a cello innovator, has created his own style of music called CelloBop – a fusion of blues, jazz, folk and much more.
A classical musician by training, Freudmann earned a Bachelor of Fine Arts degree in Cello Performance from the University of Connecticut. Since that time, Freudmann has distinguished himself as one of New England’s finest solo cross-genre cellists, performing in literally hundreds of venues throughout the United States, including a featured performance at the New Directions Cello Festival in New York.

Alan Corson:  Tuesday, November 19 at 7:00 p.m.
Why should you attend this presentation? Take it from the back cover of Corson’s book: “Think about where you are right now. How well would you and your family fare if today, right now, you were suddenly faced with an enormous disaster – a massive earthquake, a sudden flood, a horrific hurricane, tornado, super storm, or other catastrophic event?”
In an interactive presentation and demonstration with plenty of time for questions, Corson will discuss shelter, fire, safe drinking water, and the myths and facts of emergency survival. He will bring a “Bug Out Bag” to show what the critical items every person and every household should have on hand in the event of an emergency. He will also discuss what a person needs to carry in their car whenever they leave home (always).
Corson served as a drill sergeant in the US military, instructing new soldiers in basic combat training. After earning a master’s degree in judicial administration from Sangamon State University in Illinois, he spent 25 years with the Oregon State Police. As an OSP detective, Corson was responsible for successfully investigating several high-profile homicides. He served on the Oregon State Police SWAT Team as the team sniper for eight years. He currently lives with his wife in Tualatin.

First Addition Homes For Sale In The RMLS which are active with no offers.  There are 9 First Addition homes available at the moment.  These range in price from $575,000 to $1,400,000 with a median list price of over a million dollars at $1,050,000. The median days on market for these homes is 21 days with a range of 5 days to 112 days and an average of 38 days on market. The average dollar per square foot of these First Addition listings is $271.  How big is your house? Only one actual First Addition HOUSE listing has sold in the MLS in the last 30 days.  There are 2 sales categorized in residential, but one is a subdivided lot 1/2 acre lot located at 425 G Ave which sold on 7/15/2013.  It was listed for $550,000 and also sold for $550,000.   The First Addition home which sold is located at 740 7th St and was listed for $995,000 on 6/20/2013.  It sold on 7/10/2013 for $995,000.

First Addition Buyers looking for an Agent:  As you can see from the numbers above, if you are looking at First Addition homes for sale, then there are not many First Addition listings out there and they sell fairly quickly.
