Home Swapping:   Of particular interest and note to me is the fascinating idea of home swapping by Sara Tetreault.  At first, I was thinking it was a new way to buy a house, but it is actually a quite brilliant way to go on vacation.  According to the write up on Ms. Tetreault, she has complated 10 home exchanges in 9 years! That is crafty!  She is speaking at the library about home swapping basics and providing information about using home swapping as a way of travel.

Lake Oswego Waterfront Real Estate Market: It’s A Buyer’s Market, But Sellers Still Have A Say

In the last month, there has been enough action in Lake Oswego’s waterfront real estate market to note that sellers of Oswego Lake waterfront properties do indeed have a say, but not enough to rule out a buyer’s market.  In either case, whether you are a buyer or a seller, there are different aspects of the market that should be taken into account.Lake Oswego waterfront homes

You can see full details here: lo waterfront sold detail 11032013, but basically it was an Oswego Lake waterfront home located at 2240 Summit Court.  It was listed for $2,595,000 and on the market for 93 days.  It has a final sales price of $2,375,000 which at 5036 square feet  is $472/square foot.

Here are the RMLS remarks for 2240 Summit Court:

Stunningly well built traditional w/commanding 180 degree views of Oswego Lake. Located on a rare cul-de-sac this timeless design was built w/tomorrow in mind; 3 stop elevator, floor to ceiling windows, great room concept, large recreation room w/ wet bar, 850 bottle self cooling wine cellar, safe room, large interior shop, oversized 3 vehicle garage, boat house, dock and lift!

There are some good choices for waterfront homes on Oswego Lake right now, and of these there is a good range of price and style.  You can find homes on both Lakers and Pacers side of the lake and also in a wide variety of waterfront types such as main lake, bay, and canals.  Just last week a beautiful home I have been photographing for months came on the market. I would be so excited to show anyone this particular home and the brokers open last week was obviously a hit.  Call me if you want to learn more about what is on the market, how much your home might be worth, or just Lake Oswego in general.  It is a great place to live and a wonderful place to move to.  I look forward to sharing it with you!

Looking For Lakeside Listings in Lake Oswego on the Lakers Side Of The Lake?LOHSMIssion

Lake Oswego waterfront homes

After last week’s football game between Lake Oswego High School and their rival on the other side of the lake Lakeridge High School, you may be changing your mind as the Lakers lost, but many people do in fact still want to make sure that they live on one side of the lake or the other because of their preference in schools, specifically the two rival high schools.  Although, both schools are stellar and LOHS has been consistently ranked as GOLD in US News, Lakeridge was not ranked academically as high as usual recently, unfortunately (and unfairly as we see it).

Whether you are a Pacer or a Laker, you can still live in one of the great Lake Oswego waterfront homes or one of the amazing Lake Oswego neighbohoods.  Lake Oswego is home to great opportunities in housing  including spectacular Oswego lakefront homes which compare to no others.  You can buy waterfront homes on either side of the lake.

LRHS Mission

In addition, if you don’t want the expense or maintenance of being a waterfront property owner, there are 20 Oswego Lake easements which provide access and amenities to the lake.  Oswego Lake is private, so if you want to take advantage of the beauty and water sports on the lake, then you definitely need to talk to us about which type of home and all neighborhood works best for your particular needs.  Not all easements on the lake are created equal and not all  homes in LO belong to easements.  Some Lake Oswego homes belong to more than one easement and some Lake Oswego homes for sale belong to no easements on the lake.  Finding someone who can guide you through the process is pretty important so that there are no surprises.

Lake Oswego Waterfront Homes Market Update Oct 2013

Lake Oswego, Oregon Waterfront Homes Market Update Oct 2013

Lake Oswego waterfront homesThis is for single family homes (not Oswego Lake condos)

There are 25 active Lake Oswego waterfront homes for sale currently in the RMLS.  As always, if you know of a FSBO Lake Oswego waterfront home that should be included in this mix, please let me know. The homes currently listed on the shores of Oswego Lake have been on the market anywhere from 1 day to 374 days with an average days on market of 96 days and a median days on market of 87 days.  They range in price from $479,000 to $7,900,000 with a median list price of $1,495,000 and an average dollar per square foot of $537.  A quick note that in walking along Lakeview, I did see a sign go up so there should be another Lakeview waterfront home going up soon, too. Let me know if you are interested and I can get you the details before it goes live.

There are 5 Lake Oswego waterfront homes that are pending currently in the RMLS. They range in list price from $1,400,000 to $2,595,000 with a median list price of $1,795,000 and an average dollar per square foot of $427.

Looking back over the last month, there have been no Lake Oswego waterfront homes that have sold and closed in escrow.

The overall dollar per square foot for all 30 of these Lake Oswego waterfront properties is $516 with an overall median days on market of 93 days.

Oswego Lake is a private lake and in order to be able to boat in it you must either live in a Lake Oswego waterfront home or live in a home with a lake/boat easement.

There are many different options for both choices. For Oswego Lake waterfront homes you can look at both the South and the North shore. There are also many canals and bays off of the main lake. There are two high schools in Lake Oswego so if a particular one is important to you than it is important to know where the Lake Oswego high school boundaries are.

Having an easement to Oswego Lake is a more affordable way to have good access to the lake. There are many different Lake Oswego neighborhood easements to choose to be a member of so again look at boundaries and also look at the individual easements themselves. They all differ from each other so choose a home in a neighborhood with an easement that suits you. Keep in mind they have limited boat slips and have different ways if allocating those to easement members so you may not get a slip right away or even soon.

Some basics about Lake Oswego Waterfront Real Estate:

Labor Day at 6:30 and all the boats are docked up already as families are busily getting ready for the first day of school tomorrow! Hope your little one (or big one in high school) has a great first day!

If your home is too small or you are thinking about looking for a different Lake Oswego home to move in to, please let me know. I am happy to help show you different Lake Oswego neighborhoods whether you are looking for an Oswego Lake easement home, a lake Oswego waterfront home or just want to make a change.

Beautiful Oswego Lake….Labor Day Weekend Calm Before The Storm

Lake Oswego boatingLake Oswego Boating:  Took this shot off the boat last night on a quiet cruise without the kids.  Oswego Lake is a beautiful and peaceful place at night with only a few other souls out enjoying the calm. Should be the calm before the Labor Day weekend activity.  The weather in Lake Oswego this weekend is set to be boating perfect and ready for lots of last hurrah summer fun before school starts on Tuesday.

Lake Oswego living is closely knit to the lake itself and no wonder why.  Oregon is full of natural beauty, but this is my favorite place in the state.  If you are interested in Lake Oswego living, then let me know if you need help looking at different neighborhoods, etc.  If the lake is important to you like it is to me, then you need to find a home that is either on the water or in one of the easements.  Oswego Lake is a private lake.  It is not open to the public.  Not all homes in Lake Oswego offer the luxury of the use of the lake.  It is important to find Lake Oswego easement homes so that you can take advantage of the biggest asset of living here. We can help you can find all Lake Oswego homes for sale including Lake Oswego waterfront homes and homes in different Lake Oswego neighborhoods.

Village On The Lake Homes Sold: Lots of activity…

Lots of activity in Village On The Lake This Summer For SOLD homes in the neighborhood:village on the lake sold homes

In addition to two recent off market sales, one active Village On The Lake home for sale, and one pending which wasn’t on the market long at all, there was a great sale in the last month for anyone watching the Village On The Lake neighborhood real estate market:

15567 Village Drive was listed for $1,295,000 and sold after 12 days for $1,250,000.  It is a four bedroom, but has enough rooms to function as a five or six bedroom house. Best of all, though, it has Oswego Lake easement access to the lake.  In fact, Village On The Lake has one of the best if not the best easements on the lake with a private gated members only marina.  There are 25 boat slips in the marina and a great swimming area.

  • 4 Bedrooms
  • 4 Baths
  • 5247 Square Feet
  • Built in 1988

From the RMLS remarks:

Beautiful home with stunning Oswego Lake views in Village on the Lake. A comfortable 5200 square feet home with 4+ bedrooms, gourmet kitchen with great room, dedicated den/office, large master suite w/walk-in closet and custom closet system, oversized bonus room with closet, decks with beautiful views, turf yard and a private trail with direct access to the Village on the Lake swim/boat easement. Location and a flexible floor plan!

This particular Village On The Lake Home for sale that has now closed definitely has one of the stellar views of the lake. The new owners spent almost a week taking all the overgrown Ivy off the house.

If you are interested in Village On The Lake Homes For Sale, then let me know – I am happy to help you find your home or let you know if something might be on the market soon. You can also find lots of information on Lake Oswego Real Estate on our corporate site.
