The price on these sold Lake Oswego waterfront homes range from $400,000 (a fluke) to $3,475,000 with a median sold price of $1,435,000 and an median days on market of 189 days.  The average dollar per square foot for these Lake Oswego lakefront homes and canal front homes that have sold is $442 with a median sales price to list price percentage of 96.73%.

Details of the market time of this home:

3232 Lakeview Blvd closed in escrow on 5/29/2014 for $2,250,000 after 1113 days on market recently.  It was originally listed on 6/23/2008 by a different brokerage for $6,300,000 for 361 days.  The most recent market listing began in April of 2011 at a price of $4,450,000 before being reduced to $3,400,000 in February of 2012 and then $2,900,000 in March of 2012 and then to 2,590,000 in February of 2013.  That was the last list price before it sold this last week.  The purchase price that was settled on is a considerably good price even just form an investment point of view.   There is a one time $5000  payment for the Oswego Lake waterfront share that the house is deeded with.  The annual taxes on this home is currently at $56,687.37 according to the listing.

If you are interested in Lake Oswego real estate, then you are usually interested in golfing, schools, boating, or all three. The Country Club is a huge asset to the community and the desirability of living here. Tucked in around the towering evergreen trees and off Country Club Road in the North Shore – Country Club District is The Oswego Lake Country Club.

Since 1924 the Oak trees, Douglas Fir and Maple trees have provided golfers with paradise for golfers on the par 71 course. Skill and golf pride is truly felt in the fairways at OLCC. The Audubon Society recognized this club with the award for responsible stewardship. There are real grass practice grounds at the driving range with target greens. The practice bunkers and the short-game practice area is all professional. U.S. Amateur Champion Chandler Egan designed the original golf course and there’s no doubt he put a tremendous amount of thought into creating OLCC. Mr. Egan also played a vital part in reworking the links at Pebble Beach back in 1922 and most of us know PB is on most golfers short list to play one day.

Oswego Lake Club membership is an important part of maintaining the quality of play at OLCC. Golf course maintenance is not inexpensive. A large staff is paramount in assisting that everything come together. Please contact the club office for more details on membership but here’s a brief outline. The social membership allows members to use club dining facilities, swimming pool, snack bars and participate in club functions. This level of membership allows use of the driving range and practice facilities and social status invites you to compete in in two-ball events. Proprietary membership opens up members to full club access! The course and range are available to use and there are voting privileges on initiatives that are raised by the club board and its committees. All facilities, events and amenities including junior programs are open to OLCC members at the proprietary level.

Oswego Lake Country ClubOLCC prints a member news magazine called TEE TALK. It highlights events on the club calendar and is a showcase for Men’s and Woman’s Club Champion and Senior Champions with pictures of winners. The magazine also features letters from the club president and reports from the greens department. Here, Golf Course Superintendent Bob Senseman can share his experience on water drainage issues, course sand and divot action and seeding the grass. Another important aspect of fairway playability is the schedule for verifying the course and closures while the grounds settle back down. To many folks this is to much talk about dirt and grass and to the golfers following closely it makes a lot of sense and we take pride in the conditions of the club. Monthly dues are important as well as the costs for capital improvement. Over the years alterations have been made to Oswego Lake Country Club. The course changed in dramatic ways in the 1950’s when the layout was updated. New tees are added in 1993 and fairways were improved to allow better drainage. Greens were enhanced and remain fast and near highest standards in the sport. What a great place to play where you live.

The CC motto is Live Where You Play and for 90 years members have called the OLCC an extension of their own homes. The clubhouse has museum quality golf memorabilia displayed within the landmarks walls. The property promotes comfort and class without being uptight and closed minded. Lakewood Neighborhood In LO Real Estate Market Update

Lakwood waterfront homesLakewood is one of our favorite neighborhoods in Lake Oswego, Oregon.

It is a lovely waterfront neighborhood that basically surrounds Lakewood Bay.   Lakewood Bay is the smaller Bay adjacent to Downtown Lake Oswego and the neighborhood of Lakewood hugs its shores.  There is a canal to the main lake from Lakewood Bay which is quite charming to go through by boat.  The majority of the neighborhood is a peninsula and the homes are character of the streets is just charming. South of Lakewood is the Eastern portion of Oswego Lake where the Lake Corp is situated.

While looking for Lakewood homes for sale, you will find many gorgeous view homes, Lake Oswego luxury homes, and Lake Oswego waterfront homes in addition to non-waterfront homes.  This is because the neighborhood is comprised of much waterfront and within Lakewood is Half Moon Bay (part of “The Peninsula”) and parts of the North Shore. Each of these individual sections of Lakewood offer unique characteristics.  You get South facing, North facing, West facing, and East facing waterfront homes in this neighborhood.  Lakewood waterfront homes come are located in three separate sections of Oswego Lake, too!    Where else can you find so much variety in one neighborhood?

Homes in this Lake Oswego neighborhood are coveted and as a result there have not been a lot of Lakewood homes for sale for the past 12 months. In looking through the RMLS, for residential detached homes marked in the Lakewood neighborhood, there have been even less, but drawing a precise shape around the official neighborhood boundaries, there are additional properties to include in our market numbers.  Lakewood waterfront homes and homes in the peninsula portion of the neighborhood are highly sought after, but all homes in this neighborhood tend to be desirable.

There are only three single family Lakewood homes for sale currently.  These are located on Middlecrest Rd, Ridgeway Rd, and Lakeshore Rd, and range in list price from $629,900 to $2,295,000.  The average dollar per square foot on these is $482.  The median days on market is 144 days and the median price is $895,000.

In the last 12 months, 11 Lakewood homes have sold – again single family homes.  No condos in these numbers. These Lakewood homes have a median list price of $625,000 and a median sold price of $580,000.  The average dollar per square foot based on their final sales prices was $313 and there was a median days on market of 85 days.

Lake Oswego Real Estate Market Update: Looking At YTD Year over Year

Guess What?  Lake Oswego Real Estate is back.

If you have had your head up at all, you may have noticed a lot more activity this year.  Sales volume for total homes sold in Lake Oswego (listed in the RMLS) has returned to pre 2008 levels.There have been 648 Lake Oswego homes sold this year alone so far from 1/1 to 11/11.  This hasn’t been higher since 2005 when during the same period 688 homes sold.  Total sales volume this year has been $383,628,000 which hasn’t been topped since 2007 when it was $383,834,000 for the same period.

Charts below illustrate year to date for the same periods for 2004 through 2013 so you can see the dip and recovery.  If you questioned whether or not you should put your Lake Oswego home on the market, then this should clear it up.  The median price of these sold homes is $500,000 for 2013 so far.  Last year for this period, it was $448,700.  If you are interested in buying or selling Lake Oswego real estate, please get in touch with us so that we may help you evaluate your options.  Thank you in advance! Lake Oswego Waterfront Real Estate Market: It’s A Buyer’s Market, But Sellers Still Have A Say

In the last month, there has been enough action in Lake Oswego’s waterfront real estate market to note that sellers of Oswego Lake waterfront properties do indeed have a say, but not enough to rule out a buyer’s market.  In either case, whether you are a buyer or a seller, there are different aspects of the market that should be taken into account.Lake Oswego waterfront homes

What’s for sale on Oswego Lake right now?

Currently, there are 27 Active Lake Oswego waterfront homes for sale on the market in the MLS. These homes range in price from $479,000 to $7,900,000 with a relatively affordable median list price of $1,495,000.  The average dollar per square foot on these is $515 and the median days on market is 102 days with a range of 8 days to 398 days.

What has sold on Oswego lake in the last 30 days – pending Oswego lake waterfront homes sales that have not closed in escrow yet:

There are five Lake Oswego lakefront homes that are pending in escrow right now.  These range in price from $1,349,000 to $1,839,000 with a median list price of $1,579,900.  The median days on market for these 47 days and the average dollar per square foot for these is $401/foot.

Sold Lake Oswego Real estate numbers on the lake:  

One Lake Oswego waterfront home that was listed in the MLS and is on the lake has closed in escrow. You can see full details here: lo waterfront sold detail 11032013, but basically it was an Oswego Lake waterfront home located at 2240 Summit Court.  It was listed for $2,595,000 and on the market for 93 days.  It has a final sales price of $2,375,000 which at 5036 square feet  is $472/square foot.

There are 25 active Lake Oswego waterfront homes for sale currently in the RMLS.  As always, if you know of a FSBO Lake Oswego waterfront home that should be included in this mix, please let me know. The homes currently listed on the shores of Oswego Lake have been on the market anywhere from 1 day to 374 days with an average days on market of 96 days and a median days on market of 87 days.  They range in price from $479,000 to $7,900,000 with a median list price of $1,495,000 and an average dollar per square foot of $537.  A quick note that in walking along Lakeview, I did see a sign go up so there should be another Lakeview waterfront home going up soon, too. There are 5 Lake Oswego waterfront homes that are pending currently in the RMLS. They range in list price from $1,400,000 to $2,595,000 with a median list price of $1,795,000 and an average dollar per square foot of $427.

Looking back over the last month, there have been no Lake Oswego waterfront homes that have sold and closed in escrow.

The overall dollar per square foot for all 30 of these Lake Oswego waterfront properties is $516 with an overall median days on market of 93 days.

 Oswego Lake is a private lake and in order to be able to boat in it you must either live in a Lake Oswego waterfront home or live in a home with a lake/boat easement.

There are many different options for both choices. For Oswego Lake waterfront homes you can look at both the South and the North shore. There are also many canals and bays off of the main lake. There are two high schools in Lake Oswego so if a particular one is important to you than it is important to know where the Lake Oswego high school boundaries are.

Having an easement to Oswego Lake is a more affordable way to have good access to the lake. There are many different Lake Oswego neighborhood easements to choose to be a member of so again look at boundaries and also look at the individual easements themselves. They all differ from each other so choose a home in a neighborhood with an easement that suits you. Keep in mind they have limited boat slips and have different ways if allocating those to easement members so you may not get a slip right away or even soon.

The median days on market for these homes is 21 days with a range of 5 days to 112 days and an average of 38 days on market. Only one actual First Addition HOUSE listing has sold in the MLS in the last 30 days.  There are 2 sales categorized in residential, but one is a subdivided lot 1/2 acre lot located at 425 G Ave which sold on 7/15/2013.  It was listed for $550,000 and also sold for $550,000.   The First Addition home which sold is located at 740 7th St and was listed for $995,000 on 6/20/2013.  It sold on 7/10/2013 for $995,000.

First Addition Buyers looking for an Agent:  As you can see from the numbers above, if you are looking at First Addition homes for sale, then there are not many First Addition listings out there and they sell fairly quickly. Terms are important.  Cash buyers are common. Competition is fierce.  You need to only talk to Lake Oswego Realtors who are willing to really structure your offer to stand out. Active Lake Oswego Homes For Sale with 4 Bedrooms:  Currently there are 129 four bedroom homes for sale in Lake Oswego according to the local MLS.  These range in price from $349,900 to $4,850,000 with an average list price of $990,487 and a median list price of $769,900.  The average dollar per square foot for a four bedroom home for sale in Lake Oswego right now is $270.  The days on market range from 1 day to 904 days.  The median days on market is 55 and the average is 99 so that long one is definitely throwing the average off. The median square footage for a home for sale in Lake Oswego, Oregon with four bedrooms is currently at 3600 square feet.

There are two short sale homes that are pending waiting for bank approval.  Those are listed at $265,000 and $315,000 and not reflective of the Lake Oswego four bedroom market overall.

Four Bedroom Homes in Lake Oswego Under Contract:  There are 64 homes with four bedrooms in the city that are pending waiting to close in escrow.  These range in price from $207,100 to $2,250,000 with a median list price of $626,975 and a median days on market of 33 days cumulatively. The median square footage for these is 3112 square feet. These homes sold for a median of $213 a square foot.

In the last month, 50 four bedrooms homes in LO have SOLD and closed. The sales price on these ranged from $250,000 to $3,250,000 with a median sales price of $584,800 and a median days on market of 34 days and a median size of 3081 square feet.

Overall impression for four bedroom homes in Lake Oswego:  As a buyer, there is much inventory and the four bedrooms that are available range in price greatly and also come in many different neighborhoods. The average size for a four bedroom according to these stats overall is 3443 square feet and the cumulative days on market was a median of 43 days.  The list prices ranged from $207,100 to $4,850,000 with a median list price of $669,900 and a median dollar per square foot from these list prices of $248.

Enjoying Oswego Lake:

School is out and the rain has gone away.   It is absolutely gorgeous out there and the boats are coming out. The high today should be around 79 or 80 degrees and we are inflating our inner tube.  If you are relocating to Lake Oswego Oregon and wondering where you should live so that you may enjoy Oswego Lake, then there are some basics you should know. Oswego Lake is a private lake.  It is not open to the public.  This is probably the single biggest surprise for newcomers to the area. Buying one of the Lake Oswego waterfront homes for sale is not the only way to enjoy the lake.  There are many parts of Lake Oswego that have neighborhoods with easements to the lake.  This means you may enjoy waterfront living in the form of boating rights, lake rights, swimming, etc.) without the price of a waterfront home.

Lake Oswego Weather Cool Down, But Some Great Homes For Sale

Lake Oswego really has cooled down this week, but real estate is still popping up. The sunny days are gone for just a bit, but its good for keeping things green and cleaning the pollen out of the air!

There are some amazing homes for sale in Lake Oswego. Let us know what you are looking for.  The “sale pending” strips keep going up and with school winding down, there is sure to be a surge of new home buyers competing for what is on the market.

If you are new to Lake Oswego, then there are some basics you will need to know about.  It is helpful, for example, if you are here for the schools to know which schools serve which parts of Lake Oswego.  Another super big tip if you intend on using Oswego Lake at all is to know that it is a private lake.  The lake is not open to the public, but access is given to the shareholders who either own Lake Oswego waterfront property or shareholders who are part of an easement in a surrounding neighborhood.  If taking advantage of all that Oswego Lake has to offer is an important criteria for you then you need to be well aware of what your rights are to the lake and how they differ with each specific property.

There are a couple exceptions which open up the private lake to more than waterfront and easement holder property owners. These include the Lake Grove Swim Park for anyone who lives within its specified boundaries and there is also the Lake Oswego Swim Park on the other side of the lake.  Here is what the city says about the Lake Oswego Swim Park on their site:

LAKE OSWEGO SWIM PARK is a public facility featuring a wading pool, intermediate section and lap pool under the supervision of certified lifeguards. The park is open to residents only at no charge. Children under the age of 10 must be accompanied by an individual 16 years or older. The “buddy system” will be enforced. No one will be allowed to swim alone. Groups of more than 12 should phone ahead by calling 503-636-6780. Park closure is considered whenever the air temperature drops below 65 degrees. A sign will be posted at the park. Information also available by calling Parks & Recreation at 503-675-2549. ***Residents Only. July 2 – August 31, 12-6 pm (7 days a week)

Oswego Lake Is Buzzing Today!!!

Lake Oswego waterfront happenings:  With a high in the eighties, it is no wonder why the lake is a buzz with activity! The water is still chilly, but that isn’t stopping intertwined and wake boards from being dusted off for the season.
